When clients are finalising a construction budget, the geotechnical soil test is often the first line item they ask to remove. It doesn't produce a visible result — no wall, no room, nothing to photograph — and at roughly KES 25,000–40,000 depending on plot size and location, it can feel like an expense the budget doesn't need. We understand the instinct. We still refuse to build without it.

What a Soil Test Actually Tells You

A geotechnical investigation involves digging test pits or boreholes at several points across your plot and analysing the soil's bearing capacity, composition, and moisture behaviour. In practice, it answers three questions that determine almost everything else about your foundation design:

  • How much weight can this soil safely carry? This determines whether a standard strip foundation is sufficient or whether you need a more expensive raft or pile foundation.
  • Is the soil expansive (black cotton)? Black cotton soil, common in several Kenyan counties, swells dramatically when wet and shrinks when dry — a serious risk for cracking if not designed around correctly.
  • Where is the water table, and how does drainage behave on this specific plot? Poor drainage planning is one of the leading causes of foundation failure in Kenya's rainy seasons.

A Real Case: What Skipping the Test Actually Costs

We were called to inspect a partially built home in a Nairobi satellite town where cracks had appeared in the walls within eight months of completion. The owner had built on a standard strip foundation — the default assumption most contractors reach for without data. A retrospective soil test confirmed the site sat on expansive clay that required a reinforced raft foundation instead.

The remedy involved underpinning the existing foundation, a structural intervention that cost the client roughly KES 400,000 — more than ten times what the original soil test would have cost, on top of the stress, delay, and the fact that some cosmetic damage to finishes could never be fully corrected.

When Contractors Skip It Anyway

It's worth being direct about why this happens: some contractors avoid recommending a soil test because a "difficult" result — one requiring a more expensive foundation — can look like it reflects badly on their initial quote, or because a fixed-price contract signed before testing leaves them exposed to unexpected costs. Neither reason serves the client. A soil test should be commissioned independently, before a construction contract is finalised, precisely so its results inform the contract rather than threaten it.

The Bottom Line

A foundation is the one part of a building nobody sees again after handover — and the one part that is genuinely difficult and expensive to fix later. Spending KES 25,000–40,000 to know exactly what you're building on isn't a delay to your project. It's the step that prevents the KES 400,000 delay you didn't plan for.
